Terms:

  • No Buyer’s Premium – You can pay what you bid

  • Down Payment: 10% of high bid without a preapproval letter from C&F Mortgage or an approved lender. For bidders with a preapproval letter from C&F Mortgage or an approved lender, the required down payment is only $3,000.

  • Closing: must be completed within 45 days the contract date

  • Closing Attorney: can be selected by buyer

  • Closing Costs: all closing costs will be paid by the buyer. For buyers who need the purchase price to include points and closing costs, an optional 6% of the high bid can be added to the high bid to arrive at an adjusted purchase price that would allow the seller to pay up to 6% from the sale proceeds at closing toward points and closing.

  • Taxes: prorated at closing

  • Possession: buyer will take possession of the condominium after closing
